The Provincial Zoning Plan (PRUP) allows for 12.000m2 NLA of themed retail floor space (excluding food and beverage areas, public conveniences and a health club) to be provided as a first phase. 6.700m2 of this floorspace has already been provided by the Decathlon development. A new retail offering to the rear (west) of the existing Value Retail development provides the balance of 5.300m2 NLA. 

This new Retail cluster will be positioned around the eastern pithead. An artificial water feature will stress the dramatic presence of the pithead through the water reflections.

The theming of the retail in terms of outdoor sport, leisure and health, complements the existing retail offering in the area and will create a strong link with the nearby sports zone.  

It is anticipated that sporting outlets will use the cycling tracks, watersports area and climbing wall to showcase and trial their products.  Additional Food and Beverage and a fitness center will complete this new retail destination.
